Construction Superintendent

We are seeking a highly skilled Superintendent who will bring a thorough working knowledge of multi-family and commercial construction as related to all disciplines and phases of construction. This individual will have 5 years of industry experience in various types and phases of new construction and rehabilitation, including concrete, masonry, steel, wood frame, MEP systems exterior and interior finishes.

· Leading and managing the on-site construction team.

· Monitor, coordinating and overseeing all the on-site work.

· Coordinate, receive, inspect, and verify all deliveries.

· Check vendors’ and trade contractors’ invoices and authorize payment for Project Managers review.

· Developing the project schedule with the Project Manager.

· Monitor project schedule, critical paths for project, and trade contractor schedules to ensure timely project completion.

· Facilitate weekly project meetings with subcontractors, suppliers and associates.

· Ensure that projects are built to requirements and specifications established by construction drawings, building codes, and clients.

· Monitor project quality and budget to safeguard profit margin.

· Notify Project Manager of Change Orders and document on-site prior to approval.

· Assist Project Manager in vetting bids during pre-construction.

· Work with clients and your Project Manager to ensure selections are made on time.

· Update client on build-out progress through BuilderTrend.

· Schedule required inspections.

· Implement cost-effective solutions and management techniques throughout the project.

· Monitoring and ensuring on-site safety compliance, cleanliness and orderliness.

· Maintaining daily logs, submitting necessary RFI’s and necessary communication with the Project Manager and Architect.

· Conduct pre-closing walk-throughs with customers and coordinate punch list work.

· Perform a walkthrough to explain aftercare instruction with the client upon project completion.

Construction Superintendent Requirements

· Excellent communication and interpersonal skills.

· Proficient with MS Office 365, MS Word, MS Excel, BuilderTrend and Submittal Exchange.

· Proficient with taking and uploading digital photographs.

· Ability to lift 40lbs and to operate heavy equipment.

· Maintenance of OSHA 30 hour training.

· Ability to interpret construction documents, specifications and other documents.

· Outstanding organizational skills.

Handyman/Laborer

Manzitto Construction is currently seeking a skilled Laborer/Carpenter. Must have basic construction skills, be organized and effectively communicate with others with a positive attitude.

Duties Include but not limited to:

  • Assisting Project superintendents with daily tasks as needed and assigned
  • General Carpentry – Rough and Finish
  • Minor Plumbing and Minor Electrical Knowledge
  • Painting Exterior and Interior touch up
  • Handyman, General Home Repairs and Maintenance work – both Residential and Commercial
  • Job Site Clean- up and Set up
  • Keep trucks, tools and shop organized
  • Other responsibilities as assigned or required

Qualified candidate will have:

  • Laborers should have some construction experience and knowledge of hand and power tools
  • Valid driver’s license
  • Reliable vehicle for transportation
  • Ability to pass a physical and drug test (able to lift at least 50 lbs.)
  • Ability to work part time or full time
  • A very positive attitude
  • Ability to work with others as part of a team

Construction Project Manager

We are seeking a highly skilled Project Manager who will bring a thorough working knowledge of multi-family and commercial construction as related to all disciplines and phases of construction. Ideally, this individual will have 5 years of industry experience in various types and phases of new construction and rehabilitation, including concrete, masonry, steel, wood frame, MEP systems exterior and interior finishes.

· Capable of managing multiple small projects as well as those above $5MM

· Implement and maintain effective management, planning, and cost control systems in cooperation with the project team

· Collaborate with engineers, architects etc. to determine the specifications of the project

· Assist with pre-construction activities relevant to assigned project work

· Implement and maintain effective management, planning, and cost control systems in cooperation with the project team

· Identify and evaluate risk that may have an impact on the project

· Assist with pre-construction activities relevant to assigned project work

· Determine construction staffing requirements, roles and responsibilities in cooperation with the project team

· Determine needed resources (manpower, equipment and materials) from start to finish with attention to budgetary limitations

· Prepare or assist with the project budget

· Negotiate contracts with external vendors to reach profitable agreements

· Obtain permits and licenses from appropriate authorities

· Review and approve project change order requests

· Plan all construction operations and schedule intermediate phases to ensure deadlines will be met

· Establish and maintain communications between Client and Subcontractors to ensure accurate and timely flow of information

· Administer contract documents in accordance with policies and procedure for the maximum benefit of the company

· Advise management of developments that may affect project profit, costs, schedules, and client relations

· Provide support and guidance for project personnel

· Initiate visits to the engineering office to coordinate construction requirements with design operations

· Initiate and attend Client meetings

· Provide monthly forecasting for all projects, including internal general conditions costs

· Support project quality control

· Remain knowledgeable of Client prime agreement

· Remain knowledgeable of subcontract agreements, purchase order terms and conditions, and subconsultant agreements

· Acquire equipment and material and monitor stocks to timely handle inadequacies

· Supervise the work of laborers, mechanics etc. and give them guidance when needed

· Evaluate progress and prepare detailed reports

· Track and report on all project costs

· Ensure adherence to all health and safety standards

· Develop and issue monthly status reports to keep management informed on construction progress, direct and indirect construction costs, and other project activities

· Review and approve applications for payment

Project Managers Requirements

· BS Engineering or Construction Management, or equivalent

· 5 years of field/office construction experience

· Team-oriented individual capable of managing others

· Demonstrated success in managing the construction scope on mid-sized projects

· Design/Build experience, a plus

· Maintenance of OSHA 30 hour training

· Minimum 8 hours of leadership/supervisory training annually
